You’ve heard that content is king. That just means you have to post interesting things on social media to get people interested. But that’s easier said than done, and many real estate agents struggle with coming up with the right content and posting it frequently enough to stay relevant. Here are five ideas for real estate content that will keep buyers and sellers coming back for more.

  1. Love Your Community – You don’t just sell homes, you sell the area that you serve, so show what it’s like to live there. What is your favorite restaurant, theater, boutique or event? What trees or flowers are blooming all over town? Is there a new bike trail or shopping area that your prospects would enjoy? Take a quick video or photos to show why your community is a great place to live, work and play, and you’ll gain followers and fans.
  2. Water Cooler Test – Post unique properties that pass the water cooler test, meaning people will chat about them or want to share with their friends. Don’t have any truly smashing listings? Then choose a cool feature like the steam shower, baby nursery or even the gorgeous landscaping, show it off in a beautiful photo and describe how that feature adds to the lifestyle of the home.
  3. Offer Answers – Think about the questions you hear most often from buyers and sellers and answer them on your social media pages. The best option is to film a quick video of you answering the question and post it to all of your social media accounts.
  4. Spot Trends – Have you noticed that several of your listings or properties you’ve seen have a new feature that you haven’t seen before? It could be the start of a trend that may be worth posting. For example, if you’ve seen a few properties with brass or matte-finished appliances, or a Midcentury Modern design using pastel appliances instead of the popular stainless steel, look it up online and see if that’s an emerging trend. Then post pictures of what you’ve seen and link to a trend story from a popular magazine or interior design website.
  5. Be Current – What is everyone talking about that you could relate to your business or property? Roger Pettingell, the top Coldwell Banker NRT agent in Florida, jumped on Pokemon Go when it first came out by dropping Pokemon lures at an open house. He instantly created a fun, kid-friendly open house, loads of opportunity for social media posts (both for himself and attendees), and also earned a spot in the local newspaper.

Post two items from this list each week, and you’ll develop an interesting social media presence that will attract followers and show that you are the local real estate expert.
